About the Team OpenAI, in close collaboration with our capital partners, is building the world’s most advanced AI infrastructure ecosystem. The Site Readiness & Development team owns the upstream diligence and development work required to convert powered-land opportunities into executable infrastructure options. About the Role The Power Land Developer; Development & Power Projects will support the advancement of powered-land opportunities across the portfolio, reporting to the Development & Power Project Lead. This is an individual contributor lead role and does not have direct reports initially. This role will own day-to-day development execution across approximately 1–3 active sites depending on complexity, including utility applications, interconnection requests, study follow-through, queue milestones, consultant workstreams, schedule and risk management, and readiness handoff for opportunities advancing to deeper diligence, commercial commitment, or execution. The role translates study and utility findings into clear schedule, budget, and risk implications for portfolio decisions. Responsibilities Manage day-to-day advancement of powered-land opportunities from intake through readiness. Own utility application and interconnection follow-through across active powered-land opportunities, including utility inputs, study responses, and queue milestones. Scope and manage external studies and consultant workstreams needed to validate readiness. Track development schedules, dependencies, risk registers, site-readiness milestones, and key budget implications. Translate technical findings into clear schedule, budget, and risk implications and escalate material blockers or trade-offs to the Development & Power Project Lead. About the Team OpenAI is evaluating multiple infrastructure pathways, including powered land, colo/BTS, and NeoCloud opportunities. The Site Readiness & Development team provides the diligence layer needed to compare opportunities, identify risk, and support credible deployment decisions across those pathways. About the Role The NeoCloud & Colo Due Diligence Lead will evaluate third-party infrastructure opportunities where OpenAI is considering deployment through NeoCloud, colo, or BTS structures. This role will focus on facility and deployment readiness, including MEP readiness, rack strategy, developer capability, facility design, power deliverability, schedule credibility, and operating assumptions. Unlike the land diligence team, this role is centered on technical and operational readiness of third-party infrastructure rather than greenfield site master planning, civil development, and entitlement strategy. This is an individual contributor lead role and does not have direct reports initially. The role determines whether each opportunity is fit-for-use and fit-for-service against OpenAI facility, rack, power, network, reliability, and operational standards; identifies material deficiencies and tracks remediation with developers/operators; and evaluates commissioning, validation, AHJ/code, and deployment interfaces such as structured cabling, network readiness, and high-density rack support where relevant. About the Role Responsible for validating that proposed sites are buildable, compliant, and cost-effective. You will lead diligence across civil, geotechnical, environmental, and entitlement dimensions, identifying risks and driving mitigation strategies. Key Responsibilities Lead all technical diligence: geotech, soils, title/ALTA surveys, mineral rights, and access. Oversee permitting/entitlement path and schedule governance with agencies. Evaluate generator air permits, wetlands, floodplain, and stormwater constraints. Manage consultants performing feasibility studies and environmental assessments. This role validates the viable power pathway, turns site constraints into a building-level deployment plan that makes clear when each building can deploy, and runs the phase-by-phase action list that closes the decisions, dependencies, and evidence gaps needed to make a site controllable and executable. Key Responsibilities Own the stage-gate path from exclusivity and commercial terms through desktop diligence, confirmatory diligence, site closing, and handoff into design, construction, and operations. Validate power pathways with Power and utility partners, including service options, interconnection and delivery sequencing, readiness assumptions, schedule exposure, cost implications, and decision points. Turn each development phase into a disciplined action list with owners, deadlines, closure criteria, open evidence, and escalation paths; drive the list to closure rather than simply reporting status.
