Job description

Harrison Street Asset Management ("HSAM") is a leading global alternative investment management firm focused on real estate, infrastructure, and credit strategies across North America and Europe. Headquartered in Chicago, Toronto, and London with offices across North America, Europe, Asia and the Middle East, the firm has over $108 billion in assets under management on behalf of institutional investors and registered investment advisors globally. Founded on a culture of innovation, HSAM is an early mover in alternative real estate and mid-market infrastructure. Today, the firm’s global team, consisting of more than 520 professionals, is committed to creating long-term value through deep sector expertise and forward-thinking strategies. Harrison Street is seeking to hire a full-time Analyst within its Impact team. The Analyst will streamline the collection and absorption of operator-reported, asset-level utility data, sustainability initiatives and related capital investments, ensuring accuracy, timeliness and operator accountability, and thereby the quality of Fund reporting. Working closely with the leads of the team’s sustainability, innovation and regional functions, the Analyst will turn complex datasets into decision-grade insights that support investor disclosures, investment decisions and value creation. Responsibilities:

ESG Data Collection & Quality Assurance

  • Maintain the internal investment database of asset ESG attributes, including certifications, renewable energy, efficiency measures and tenant wellness programming for global assets under management, pushing validated data for quarterly reporting
  • Gather, analyze, and report monthly utility consumption data for US, Canadian and European assets and run the quality review process, using pre-defined error rules to identify outliers and gaps
  • Engage with third-party operators and their vendors to fix issues and streamline data submissions, escalate non-compliance and project-manage resolution reporting
  • Manage ENERGY STAR Portfolio Manager by organizing asset profiles, conducting data quality checks, coordinating with vendors to support data flows and generating reports for analysis and disclosure
  • Strengthen data governance and collection processes by resolving quality issues, onboarding providers, aligning templates with reporting standards and maintaining process documentation.
  • Reporting & Disclosures

  • Support the preparation of annual GRESB submissions for each Fund, including managing the performance data preparation
  • Conduct the annual greenhouse gas (GHG) inventory for corporate offices, and track carbon emissions performance against Firm and Fund-level targets
  • Support internal and external ESG reporting, including providing metrics for investor due diligence questionnaires (DDQs), the annual Corporate Impact Report, and fund reporting
  • Monitor key performance and risk indicators and support assurance activities, internal reviews and audits by evaluating controls, compliance and data integrity
  • Analytics, Insights & Value Creation

  • Develop dashboards, reports and visualizations for internal reporting, analytics and compliance tracking
  • Analyze data from multiple sources to identify trends and performance insights, with a focus on quantifying value, and translate findings into clear, actionable recommendations
  • Support data analysis across environmental and social programs, including healthy building certifications (Fitwel®) and social impact scorecards
  • Research & Team Support

  • Conduct research on market-level risks and opportunities, including benchmarking and building performance standards, carbon taxes, incentives and new building codes, to support investment diligence and business planning
  • Assist on other projects in the day-to-day operation of the Impact team, including asset capital planning reviews that support ongoing efficiency and cost reduction priorities

  • Requirements:

    Required

  • Bachelor’s degree in data analytics, statistics, business, finance, economics, environmental science, sustainability or a related field
  • Minimum of 2 years of relevant experience; additional certifications or prior internship experience in real estate, private equity, banking or sustainable finance is a plus
  • Training in data analytics; advanced Excel skills and experience managing large datasets with strong attention to detail
  • Proficiency in Microsoft Word, Excel, PowerPoint and Power BI
  • Project manager mentality and willingness to pick up the phone to solve a problem
  • Strong written and verbal communication skills, with the ability to explain complex data clearly
  • Collaborative mindset and ability to work cross-functionally with Asset Management, Portfolio Management and Transactions
  • Highly motivated, organized and self-directed, and eager to learn all facets of real estate investing and ESG
  • Preferred

  • Experience with carbon accounting, ENERGY STAR Portfolio Manager, GRESB and IFRS ISSB
  • Familiarity with ESG frameworks such as GRI and SASB, and willingness to keep pace with evolving regulations, standards and industry trends
  • Knowledge of green buildings, corporate social responsibility and the integration of ESG risks into investment diligence
  • Demonstrated passion for ESG through coursework, campus involvement, internships or similar
